Know where you stand

Every property, one record, always current.

Purchase price, insurance, mortgage, and estimated value all live on the property itself, with a map cover card and a Consolidated view across your whole portfolio.

Keystone IQ Properties: an entity header reading Ridgeline Capital Partners LLC, Form 8825, 7 properties, above a row of three property cards -- 2814 Ocotillo Ridge Rd, 1847 Briarwood Court, and 594 Larimer Square -- each with a real map cover, estimated value, equity, a PM and acquisition line, a depreciation chip, and a View amortization schedule button. The first card shows a connected live balance feed; the other two offer to connect one.

The acquisition record that feeds everything else

Purchase price, down payment, and closing costs set the depreciable basis and the cash you've actually got invested, not just the sticker price.

  • Purchase price, down payment, and closing costs, split by type
  • Land value excluded automatically so only the building depreciates
  • Acquisition date doubles as the IRS placed-in-service date
  • Tax form set per property: Schedule E or Form 8825

Every property's numbers, side by side

See revenue, expenses, and NOI for every property in one sortable table, each with a live health score and a 12-month trend.

  • Sort the whole portfolio by NOI, highest or lowest first
  • A 12-month NOI trend and a live health score for every property
  • Revenue and expenses computed automatically as transactions land
  • One portfolio total, always visible alongside the individual rows
The Keystone IQ dashboard's Property Performance card, sorted by NOI, showing seven properties with revenue, expenses, NOI, a 12-month NOI sparkline, and a health ring each, plus a portfolio total row.

One portfolio view when you want it

Group properties under the same label and they roll up into a Consolidated view, computed fresh every time, not a second set of books to maintain.

  • Group any properties under one label to roll them up together
  • The Consolidated view is computed at query time, never a stored copy
  • Every report, chart, and export can filter to one property or the whole group
  • Renaming a property carries its history with it, nothing re-keyed by hand

Grows with your portfolio, Starter or Pro

Five properties is plenty to try the whole workflow; unlimited properties (Pro) and a live mortgage servicer connection (Pro) are there when your portfolio outgrows it.

  • 5 rental properties included on Starter, unlimited properties on Pro
  • Live mortgage servicer connection keeps equity current automatically (Pro)
  • Higher market-valuation limits on Pro for larger portfolios
  • Every plan gets the full depreciation estimate, not a stripped-down version

Frequently asked questions

How many properties can I add on Starter?

Five rental properties. Management and overhead entities don't count against that limit. Upgrade to Pro for unlimited properties.

Does the estimated value update on its own?

You refresh it on request, not on a schedule. Starter gets 3 market valuations a day, Pro gets 50 -- both rate-limited so the underlying data source stays sustainable at scale.

What is the Consolidated view?

Group any properties under the same label and Keystone IQ rolls them up into one Consolidated view, computed fresh from the same underlying numbers every time you look. It's for portfolios split across multiple LLCs that still want one picture of the whole thing.

Where does the equity number on a property card come from?

Computed from your recorded mortgage by default. On Pro, you can connect the mortgage servicer directly so the balance -- and the equity figure -- updates automatically instead of following the amortization schedule.

Can I change a property's tax form later?

Yes, from the property's Tax step. Schedule E and Form 8825 route to different depreciation and export line placements, so changing it updates every report and export that reads from that property going forward.
