Built so a 5-property investor
runs reports as fast as a 500-unit fund.
Independent investors should get the same financial visibility large institutional funds have — without the enterprise bill.
The Old Way
Spreadsheets that fought back.
Scaling meant spending Saturdays copying numbers from PDF statements, fighting bank feeds, and parsing owner packets line by line. The math was usually right. The morale wasn't.
- Manual PDF extraction
- Disconnected bank feeds
- Expensive legacy software
The Keystone IQ Way
Data Extraction on Autopilot.
Drop in a statement, invoice, or owner packet — Keystone IQ reads it, sorts every line item into the right category, and writes the ledger entries for you. You spend Saturday reviewing performance, not typing numbers off a PDF.
- Instant AI document parsing
- Clear 12-month cash-flow forecast
- Automated ledger entry
Forecast based on current data. Future results may differ.
Why we built Keystone IQ
I built Keystone IQ because I was drowning in spreadsheets. My portfolio grew faster than my systems — a tangle of mortgage statements, vendor invoices, and owner packets I reconciled by hand every year-end. The tools I could find were either enterprise software priced for hundreds of doors, or basic trackers that still made me type everything in. So I built the one I actually wanted: AI does the data entry, and you get the same financial visibility a large fund has — without the price tag.

Our Core Pillars
The principles that guide every feature we build.
Software should do the work
A tool should do the busywork, not just store it. That belief is why the AI drafts the ledger from your documents — your job is to review and decide, never to retype what a PDF already says.
The same tools the big funds have
A 5-property investor deserves what a 500-unit fund runs on. So NOI, DSCR, cap rate, cash-on-cash, and equity are computed for you automatically — not reserved for people who can afford an analyst.
Your data is yours
Your books belong to you alone — AES-256 at rest, encrypted (TLS) in transit, isolated from every other customer, and never used to train any AI model. The privacy promise is the architecture, not a setting.
