The Baselane alternative that starts with your documents.
Baselane is built around banking: accounts, cards, and rent collection, with bookkeeping layered on the transactions that flow through them. Keystone IQ is not a bank. It starts from your documents: owner packets, mortgage statements, and receipts.
14-day free trial. No credit card.

The product you'd otherwise build yourself
The Portfolio Health Score is one 0–100 number that rolls up NOI, DSCR, occupancy, and expense ratios, computed automatically across every door, and it sits right above the investor metrics you already track.
It's live the day you start, not after a weekend of setup. Long-term and short-term rentals live in the same ledger.
Drop in a statement: the AI writes the ledger
Owner packets, mortgage statements, and invoices are read straight into your books: vendor, amount, date, category, and the property they belong to.

Keystone IQ
Keystone IQ is the investor’s books and dashboard. Drop in a PM owner packet or a mortgage statement and the AI reads it, writes the ledger, and keeps NOI, DSCR, cap rate, and equity current across every door, long-term and short-term in one ledger.
Best for: investors whose paperwork arrives as PDFs (owner packets, mortgage statements, receipts) and who want per-night short-term metrics next to their long-term numbers.
Baselane3
Baselane pairs landlord banking (checking and savings, debit cards, FDIC insurance through its partner bank) with rent collection and bookkeeping over those transactions. Its paid tier advertises auto-tagging across 120+ categories, receipt matching, and a balance sheet.
Best for: landlords who want their banking, rent collection, and books in one place, and whose transactions mostly arrive through that bank feed.
Investment metrics like NOI, DSCR, cap rate, and the Portfolio Health Score are calculated from the transactions and leases you enter.4
The difference is where your numbers come from
A bank feed sees transactions. It does not see the packet that explains them.
Baselane’s bookkeeping runs on what clears your account, which works well when nearly everything you do runs through it.1 What a feed can’t see is the detail behind a line: an owner packet nets six things into one deposit, and a mortgage payment has to be split into interest and principal by hand. Keystone IQ reads those documents directly instead.
Where the real difference is
Four places Keystone IQ goes deeper than a banking app with bookkeeping layered on: the actual product, not a feature checklist.

Short-term rentals get their own metrics, not a workaround
Keystone IQ: Every property is tagged long-term, short-term, or mixed. Short-term doors get ADR, RevPAR, Occupancy, ALOS, §280A tracking, and Schedule E vs C classification, in the same ledger as your long-term doors.
Baselane: short-term-rental metrics aren’t part of Baselane’s advertised feature set;1 its documented scope is property-level income and expense tracking.

Reads the statement a bank feed only sees as one line
Keystone IQ: A mortgage payment lands already split: interest and principal booked separately, straight from the statement, no manual entry.
Baselane: Baselane’s bank feed sees a mortgage payment as a single transaction; reading the PDF statement to split it into interest and principal, or reading an owner packet, isn’t advertised as part of its feature set.1

Live investment metrics, not just income and expense
Keystone IQ: Every transaction lives in one searchable, filterable ledger per property and portfolio-wide, feeding live NOI, DSCR, and cap rate, plus a CPA-ready export covering Schedule E, 8825, and Schedule C.
Baselane: Baselane tracks property-level income and expense, with a balance sheet on its paid tier. NOI, DSCR, and cap rate aren’t part of what’s advertised.1

The AI looks for money you’re leaving on the table
Keystone IQ: Optimization Opportunities automatically surfaces rent priced below market, vendor spend worth consolidating, and insurance-renewal risk. Each carries an estimated dollar opportunity: options to review, never acted on for you.
Baselane: automated below-market-rent, vendor-consolidation, or renewal-risk alerts aren’t part of Baselane’s advertised feature set;1 its AI-adjacent tools are auto-tagging across 120+ categories and receipt matching.

Switch to Keystone IQ if…
You want the software to do more of the work.
- Your property manager sends a monthly owner packet you currently re-key by hand.
- You have a mortgage and want interest, principal, and equity tracked without typing statements in.
- You run a short-term rental (or are thinking about one) and want per-night metrics next to your long-term doors.
- You already have banking you like and only need the books and the numbers.
Stick with Baselane if…
It's genuinely the right call for some investors.
- You want the banking itself: accounts, cards, and FDIC coverage in one product.
- You want tenants to pay rent inside the same tool that keeps your books.
- Nearly everything you spend and collect already flows through one linked account.
Switching starts from what you already have
No CSV gymnastics. Keystone IQ rebuilds your ledger from the source documents you already keep: statements, owner packets, receipts.

Common questions
Does Keystone IQ replace my bank account?
No. Keystone IQ is not a bank and does not hold funds, issue cards, or collect rent from tenants. It reads what happened (from your documents and, on Pro, a read-only Plaid connection to accounts you already have) and keeps the books and the metrics. Many investors keep their existing banking and use Keystone IQ for the numbers.
Baselane has a free plan. Why pay for Keystone IQ?
Baselane advertises a free tier, and if a bank feed covers your whole picture that is a reasonable place to be.1 The subscription here buys the data entry: the AI reads owner packets, mortgage statements, and receipts and drafts the ledger from them, which is the part a feed cannot do for you. Pricing and features on either side change, so double-check the current state on each provider’s site.
Can I move my history over from Baselane?
No one-click Baselane import exists today. Drop your historic PDF statements and owner packets in instead, and the AI rebuilds the ledger from those source documents, so you are not re-keying history by hand.
What about short-term rentals?
Each property is tagged long-term, short-term, or mixed. Short-term properties get ADR, RevPAR, Occupancy, and ALOS, a personal-use day counter measured against the §280A limit, and a Schedule E vs Schedule C starting point per property.2 Per-night metrics like these are not something we have seen advertised by Baselane,1 so it is worth checking their current feature list if that matters to you.
