A RentRedi alternative built around the investor’s numbers.

RentRedi is tenant-facing property-management software: rent collection, screening, digital leases, maintenance, and credit reporting, with an accounting layer added for tax prep. If you already have a way to collect rent, here’s the investor’s side of it: live NOI, DSCR, and cap rate, documents read for you, and a fuller tax package, without the management suite.

14-day free trial. No credit card.

Keystone IQ dashboard showing Portfolio NOI year-to-date, the Portfolio Health Score, rent collected this month, occupancy, monthly cash flow, cap rate, average income per unit, and recent activity for a sample portfolio.

The product you'd otherwise build yourself

The Portfolio Health Score is one 0–100 number that rolls up NOI, DSCR, occupancy, and expense ratios, computed automatically across every door, and it sits right above the investor metrics you already track.

It's live the day you start, not after a weekend of setup. Long-term and short-term rentals live in the same ledger.

Drop in a statement: the AI writes the ledger

Owner packets, mortgage statements, and invoices are read straight into your books: vendor, amount, date, category, and the property they belong to.

Keystone IQ Invoice Inbox: drag-and-drop upload for invoices, mortgage statements, and owner packets, with a queue of recently processed uploads shown as done.

Keystone IQ

Keystone IQ is the investor’s books and dashboard. Drop in an owner packet or a mortgage statement and the AI reads it, writes the ledger, and keeps NOI, DSCR, cap rate, and equity live across every door, long-term and short-term in one ledger, plus a tax package covering Schedule E, Form 8825, and Schedule C.

Best for: independent owner-investors who want investment metrics, AI-read documents, and full tax-form coverage, not a tenant-facing management platform.

RentRedi3

RentRedi is built around rent collection: ACH/card auto-pay, tenant screening, digital lease signing, maintenance coordination, and credit reporting to all three bureaus, at a flat unlimited-unit price. Its 2026 accounting-suite expansion added bank-feed expense tracking, AI receipt capture, per-property and portfolio P&L, mileage tracking, and Schedule E summaries for tax prep.

Best for: independent landlords who want to collect rent, screen tenants, and manage leases and maintenance in one app, with an accounting layer for Schedule E prep.

Investment metrics like NOI, DSCR, cap rate, and the Portfolio Health Score are calculated from the transactions and leases you enter.4

Rent collection and the investor’s numbers are different jobs

A tenant-management platform with accounting added is still built around the tenant side.

RentRedi runs the tenant side: rent collection, screening, maintenance coordination. Nothing in its materials shows it reading a statement an outside property manager sends you.1 Keystone IQ starts there: drop in the packet your PM already sends, or your own documents if you self-manage. The AI reconciles it either way.

Where the real difference is

Four places Keystone IQ goes deeper than a rent-collection platform with accounting added on: the actual product, not a feature checklist.

Keystone IQ Bookings page showing Occupancy, Average Daily Rate, Revenue per Available Night, and Average Length of Stay for a short-term rental, an Import Airbnb CSV option, and a booking-level ledger with gross, platform fee, and payout amounts.

Short-term rentals get their own metrics, not a workaround

Keystone IQ: Every property is tagged long-term, short-term, or mixed. Short-term doors get ADR, RevPAR, Occupancy, ALOS, §280A tracking, and Schedule E vs C classification, in the same ledger as your long-term doors.

RentRedi: no short-term-rental metrics or Airbnb-specific tax treatment found anywhere in its materials, across three separate checks.1

Keystone IQ Connected Accounts settings page showing a Plaid-linked bank account, a note that connections are read-only, and the property that account’s transactions are filed under.

A bank connection that reconciles your mortgage, not just your rent

Keystone IQ: Plaid connects your bank AND mortgage accounts on Pro, read-only. Every mortgage payment splits into interest and principal automatically, keeping your equity current.

RentRedi: bank feed integration was added to its accounting suite in 2026, but the scope for the owner’s own operating account isn’t detailed in public materials;1 an automatic mortgage interest/principal split isn’t advertised.

Keystone IQ Finances ledger showing property, vendor, category, type, and dollar-amount columns across thousands of filterable transaction rows.

A full ledger, not a summary

Keystone IQ: Every transaction lives in one searchable, filterable ledger per property and portfolio-wide, feeding live NOI, DSCR, and cap rate plus a CPA-ready export covering Schedule E, 8825, and Schedule C.

RentRedi: its accounting suite reports P&L per property and portfolio-wide with a Schedule E summary: real, but no investment metrics or tax forms beyond Schedule E.

Keystone IQ Optimization Opportunities card showing 4 opportunities with an estimated dollar amount per year, including a below-market rent gap, vendor consolidation across spend categories, and an insurance renewal risk flag.

The AI looks for money you’re leaving on the table

Keystone IQ: Optimization Opportunities automatically surfaces rent priced below market, vendor spend worth consolidating, and insurance-renewal risk. Each carries an estimated dollar opportunity: options to review, never acted on for you.

RentRedi: no automated below-market-rent, vendor-consolidation, or renewal-risk alerts advertised. Its AI content is receipt categorization and general pricing-strategy articles, not a standing opportunity scan.1

Switch to Keystone IQ if…

You want the software to do more of the work.

  • You own your doors and don’t need tenant screening, digital leases, or maintenance dispatch.
  • You want investment metrics: NOI, DSCR, cap rate, cash-on-cash, and an AI that flags below-market rent, vendor savings, and renewal risk, none of which a rent-collection platform’s accounting layer reports.
  • You want a tax package that covers Schedule E, Form 8825, and Schedule C, not Schedule E alone.
  • You run (or are considering) a short-term rental and want per-night metrics alongside your long-term doors.

Stick with RentRedi if…

It's genuinely the right call for some investors.

  • You want to collect rent from tenants inside the same app that keeps your books.
  • You need tenant screening, digital lease signing, or maintenance-request tracking.

Switching starts from what you already have

No CSV gymnastics. Keystone IQ rebuilds your ledger from the source documents you already keep: statements, owner packets, receipts.

1

Drop in your PDFs

Historic bank statements, invoices, mortgage statements, and PM owner packets. The AI reads them and drafts your ledger.

2

Sync bank feeds

Connect your operating accounts and mortgages securely through Plaid for live transaction activity.

3

Confirm your properties

Add rents, leases, and (if you host) your Airbnb CSV. Forecasts and metrics build themselves.

4

Export for your CPA2

At tax time, generate a clean Schedule E / 8825 (or Schedule C) export in one click.

Common questions

Is Keystone IQ a RentRedi replacement?

Only the accounting-and-metrics half, and even then only partly. RentRedi collects rent, screens tenants, signs leases, and coordinates maintenance. Keystone IQ does none of that. If you need those workflows, RentRedi (or a similar platform) is still the right category; Keystone IQ replaces the investor’s books, the live metrics, and the tax package.

RentRedi added an accounting suite in 2026. What does Keystone IQ do differently?

Two things, mainly. First, breadth: RentRedi’s tax output is a Schedule E summary; Keystone IQ drafts Schedule E, Form 8825, and Schedule C, plus a real multi-year depreciation schedule rather than a single depreciation line.2 Second, how the numbers get in: RentRedi’s suite reads bank feeds and uploaded receipts, while Keystone IQ’s AI reads owner packets and mortgage statements directly, so a management fee netted into one deposit or a mortgage payment split into interest and principal doesn’t have to be worked out by hand.

I already get RentRedi free through BiggerPockets Pro. Why would I pay for Keystone IQ too?

It really is free1, but it’s free tooling for the job a property manager already does: collecting rent, screening tenants, handling maintenance. If you self-manage, that’s real value and there’s no reason to duplicate it. If you have a property manager, the statement they send you every month is the gap RentRedi doesn’t close, free or not; that’s what Keystone IQ reads and reconciles. Many investors end up running both, one for each job.

What does Keystone IQ actually cost compared to RentRedi?

Depends how you compare it, so here’s both ways. Month-to-month, Keystone IQ Pro is $14.99/mo against RentRedi’s $29.95/mo1, about half. Billed annually, the gap nearly disappears: RentRedi’s annual plan is $12/mo ($144/yr);1 Keystone IQ Pro’s is $12.42/mo ($149/yr): essentially the same. RentRedi also has a middle option at $20/mo billed semi-annually (a 6-month commitment);1 Keystone IQ prices by TIER instead of commitment length: Starter is $4.99/mo ($4.08/mo annual, $49/yr) and caps at 5 properties, while Pro ($14.99/mo · $12.42/mo annual) is the unlimited-property tier this comparison is against. Pricing changes on both sides, so check current figures before deciding.
