Looking for an REI Hub alternative?

REI Hub is real-estate-native bookkeeping with genuine accounting depth — fixed asset schedules, per-property P&L, balance sheets. Keystone IQ covers the same ground but starts a step earlier: it reads the documents so the entries do not have to be made by hand.

The product you'd otherwise build yourself

One Portfolio Health Score — a single 0–100 number rolling up NOI, DSCR, occupancy, and expense ratios — sits above the investor metrics you actually track, computed automatically across every door.

It's live the day you start, not after a weekend of setup. Long-term and short-term rentals live in the same ledger.

Drop in a statement — the AI writes the ledger

Owner packets, mortgage statements, and invoices are read straight into your books — vendor, amount, date, category, and the property they belong to.

Keystone IQ

Keystone IQ is the investor’s books and dashboard, built around AI document extraction. Drop in an owner packet or a mortgage statement and the AI writes the ledger, then keeps NOI, DSCR, cap rate, and equity live — long-term and short-term in one place.

Best for: Investors who would rather review what the AI drafted than categorize a feed, and who want short-term per-night metrics beside their long-term numbers.

REI Hub3

REI Hub is purpose-built rental accounting: real-estate categories, loan and fixed-asset tracking with a depreciation schedule by property, P&L and cash flow per property, balance sheets, Schedule E reports, and an automatic bank-transaction import.

Best for: Investors who want deep, conventional rental bookkeeping and are comfortable categorizing an imported feed themselves.

Investment metrics like NOI, DSCR, cap rate, and the Portfolio Health Score are calculated from the transactions and leases you enter.4

Same destination, different amount of typing

Both produce a clean set of books. The question is who assembles them.

REI Hub is a genuinely strong accounting product, and on the accounting itself there’s real overlap with Keystone IQ.1 The difference is upstream: a bank feed can’t see that a deposit is rent minus a repair minus a management fee — Keystone IQ reads the packet that explains it and writes the line for you.

Switch to Keystone IQ if…

You want the software to do more of the work.

  • Your property manager sends monthly owner packets you currently enter by hand.
  • You are spending the month categorizing an imported feed rather than reviewing it.
  • You run a short-term rental and want per-night metrics in the same ledger as your long-term doors.
  • Your door count is growing and you would rather your software price stayed flat.

Stick with REI Hub if…

It's genuinely the right call for some investors.

  • You want full accounting statements, including a balance sheet.
  • Your bookkeeping is settled, your feed is clean, and categorizing it is not a burden.
  • You have a small portfolio and the free or lowest unit band already covers you.

Switching starts from what you already have

No CSV gymnastics. Keystone IQ rebuilds your ledger from the source documents you already keep — statements, owner packets, receipts.

1

Drop in your PDFs

Historic bank statements, invoices, mortgage statements, and PM owner packets. The AI reads them and drafts your ledger.

2

Sync bank feeds

Connect your operating accounts and mortgages securely through Plaid for live transaction activity.

3

Confirm your properties

Add rents, leases, and (if you host) your Airbnb CSV. Forecasts and metrics build themselves.

4

Export for your CPA2

At tax time, generate a clean Schedule E / 8825 (or Schedule C) export in one click.

Common questions

Is Keystone IQ full accounting software?

No, and that is deliberate. Keystone IQ is built around the investor’s question — what does each property earn, what is it worth, and what does my CPA need — rather than around a general ledger. If you need formal accounting statements such as a balance sheet, REI Hub advertises those and Keystone IQ does not.1

REI Hub already does Schedule E. What am I gaining?

Mostly the data entry, and short-term coverage. Both produce a Schedule E draft;1 the difference is how the numbers get into the books — Keystone IQ reads your owner packets, mortgage statements, and receipts and drafts the entries, rather than asking you to categorize an imported feed. Any tax output on either side is a draft to review with your tax professional.2

How does pricing compare as I add doors?

REI Hub advertises its paid plan in unit bands, so the price steps up as the portfolio grows.1 Keystone IQ is flat — $4.99/mo Starter (up to 5 properties) or $14.99/mo Pro (unlimited) — at any door count. Pricing changes on both sides; verify current figures on each provider’s own site before deciding.

Can I move my existing books over?

There is no one-click REI Hub importer today. The usual path is to drop your historic PDF statements and owner packets in and let the AI rebuild the ledger from those source documents, so you are not re-keying history by hand.

Keep the rigor. Lose the data entry.

Drop in your statements and owner packets and watch the ledger build itself. 14-day free trial at launch, no credit card.
